The new apartment building will replace an existing building, which was erected in 1875 and had undergone several renovations and additions over the years, as well as several generations of ownership. After years of abandonment, a renovation was no longer deemed viable. The characteristic and local vernacular “wine architecture” of the region, which to this day defines the Nussberg area located at the outskirts of Vienna, was newly translated using a contemporary architectural vocabulary. The new concept lies proportional to the neighboring wineries through its horizontal placement on the site slope and its simplistic assembly, and includes an interior courtyard and connecting tracts.
In the main building, there are 7 separate living units connected by a central stairwell and elevator. A curtainwall façade defines the street-side building form while floor to ceiling fenestration faces the garden side toward the West. Each living unit has a direct connection to the garden, with both private outdoor spaces and a shared garden and swimming pool area. This arrangement resulted in a stacking effect of the rooms and living spaces on the narrow property.
In the adjoining pool house are toilettes, showers, and storage rooms for garden furniture. At the entry level of the main building is a garage with 8 parking spaces, a mechanical room, a waste collection room, storage spaces for baby carriages and bicycles, and individual storage rooms for each apartment.
